Decent Homes

The Communities and Local Government's aim

To bring all social housing into decent condition, with most of the improvement taking place in deprived areas, and to increase the proportion of private housing in decent condition occupied by vulnerable groups.

Since 2001 the number of non-decent homes in the social housing sector has been reduced by over 50 per cent. Communities and Local Government is determined to build on this success to improve the living conditions of social tenants across the country.

A decent home should be warm, weatherproof and have reasonably modern facilities.

How Ian Williams helps to meet the standard

Meeting current statutory minimum standard for housing

The organisation ensures that all work complies with curent legislation and identifies, whilst providing maintenance services, where standards are not complied with. We work closely with our clients to plan investment programmes such that compliance investment is considered as part of overall investment planning.

Homes in a reasonable state of repair

We provide planned and response maintenance services that ensure homes are well maintained.  Working closely with our clients to reduce unplanned maintenance (reactive repairs) we are able to enhance the value provided by maintenance teams, taking a whole life cost approach.

Providing modern facilities and services

Ian Williams is able to deliver a complete range of renewal and refurbishment services in the housing sector. This includes all works necessary to ensure a home complies with the standard.

The organisation is one of the UK's leading installers of kitchens and bathrooms. We have supply chain agreements with the leading manufacturers and install all products using our directly employed teams.

Providing a reasonable degree of thermal comfort

Ian Wlliams is Corgi and NICEIC registered and able to undertake all heating and insulation projects.
