National Housing Strategy for Wales

Better Homes for Housing in Wales

‘Better Homes for Housing in Wales’ (2001) commits Local Authorities to bring their stock up to a decent standard, as defined by the Welsh Housing Quality Standard (WHQS), by 2012. Every Local Authority has carried out a stock condition survey and produced a 30 year business plan to determine the likely cost of meeting the target.

The Assembly Government expects all social landlords in Wales to adopt the Standard and to devise realistic programmes for bringing all their properties up to it by the end of 2012. The Standard is intended to help social landlords assess their housing stock.

How Ian Williams helps to meet the standard

In a good state of repair

We provide planned and response maintenance services that ensure homes are well maintained.  Working closely with our clients to reduce unplanned maintenance (reactive repairs) we are able to enhance the value provided by maintenance teams, taking a whole life cost approach.

Safe and secure environments

Safe and secure homes are provided through asset management and inspection regimes. We ensure that our work is delivered safely in the home and recognise that a Residents particular requirements are complied with. Where necessary we work with our clients to introduce security improvements as part of our maintenance service.

Adequately heated, fuel efficient and well insulated homes

Ian Wlliams is Corgi and NICEIC registered and able to undertake all heating and insulation projects.

Providing up to date kitchens and bathrooms

The organisation is one of the UK's leading installers of kitchens and bathrooms. We have supply chain agreements with the leading manufacturers and install all products using our directly employed teams.

Well managed housing

It is our view that the legacy of the WHQS cannot be maintained unless the investment is managed and maintained for life. We are able to support this using integrated Asset Management processes.

In attractive and safe environments

Ian Williams invests in local communities by providing employment opportunities, using local suppliers, community projects and charitable events. We are also supporters of a number of diversity groups in Wales.

Suitable for specific households

We are experienced in providing bespoke solutions tailored to the particular needs of Residents and their homes. Ian Williams is particularly experienced in working with older people and employs Resident Liason Officers to assist in the successful delivery of investment programmes.
